The Proposals

The proposed development reflects the emerging Local Plan Draft Allocation, and would deliver the following:

  • Approximately 700 new homes; The proposal will deliver approximately 700 new homes which will include approximately 140 (20%) affordable homes. These will all be built as accessible and adaptable homes so they are able to meet the needs of a wide group of people, providing an appropriate mix of housing sizes and tenures, including a mix of 1, 2, 3 and 4+ bedroom homes.

  • Community Parkland; We are developing the proposals for the Community Parkland. The area will retain existing trees and hedgerows and could include new native planting including woodland planting, new wet woodland areas, new community orchard and a new picnic area. Additionally, new circular pedestrian/cycle routes will be provided to facilitate recreational use of the Community Parkland and accessibility for all users. We welcome your thoughts on what you would like to see delivered within the Community Parkland.

  • 2 form entry primary school; The proposal will deliver a new 2 form entry primary school to support education provision for the area. We have been in discussions with Staffordshire County Council Education Department regarding the proposed primary school location. As a result of these discussions the school location is most likely to be situated southeast of the principal Site access off the existing Lichfield Road roundabout.  The primary school will be delivered within the first phase of the overall Site development. The playing fields to be developed at the primary school will potentially have a dual use for the public outside of school hours.

  • New Site access off Cannock Road (A5190); The proposal seeks to make use of the existing roundabout on Lichfield Road, and will deliver the principal vehicular Site access off the roundabout to provide the main Site access. The proposal will provide an additional 2 vehicular Site access points along Lichfield Road. Richborough are in ongoing discussions with Staffordshire County Council Highways Department, and the likely locations of these additional access points are shown on the below Concept Masterplan. We welcome your thoughts on the position of the locations of these additional access points. New pedestrian and cycle routes will be provided throughout the development along with links into the Community Parkland. Discussions are also being held with Bus Providers to investigate diverting buses into the Site.

  • Areas of green space and play areas; The proposal will deliver areas of green space and play areas. The areas of green space will include enhanced landscaping and could include new tree and woodland planting, and ecological enhancements to deliver 10% Biodiversity Net Gain so that when built the development will result in a biodiversity betterment compared to the site now. We welcome your thoughts on what you would like to see delivered within these areas of green space.

  • Retaining the existing Public Rights of Way; The existing Public Right of Way which runs south through the Site from Lichfield Road, as well as the existing Public Right of Way which runs through the western portion of the proposed Community Parkland will be retained.

  • Sustainable drainage features; The proposal will incorporate new sustainable urban drainage features such as ponds within the green space areas and will control all surface water on the Site.

  • Offsite contributions to infrastructure improvements; The proposal will deliver financial contributions to offsite infrastructure improvements including to the local highway network. This includes contributions towards the delivery of the Wimblebury Road Relief Road (WRRR) being delivered on land to the east of the Site which is also coming forwards for development as a Draft Allocation within the emerging Local Plan. The WRRR will ensure sufficient capacity is provided on the local highway network for both the proposed development at this Site and the neighbouring development site and will improve highway capacity at the existing Five Ways Junction.
