Pegasus Group are acting on behalf of Richborough in relation to the proposed development at Land South of Lichfield Road, Heath Hayes. This website has been created to provide you with information about the proposals for the Site, and to engage with residents to seek views on the proposals.

The land is identified as a Draft Allocation (Site Ref: SH1) in the emerging Cannock Chase District Local Plan for residential development and Community Parkland. The emerging Local Plan is currently at the post examination stage and anticipated for adoption early in 2026. The purpose of the Local Plan is to guide development in the District over future years. 

 

The emerging Local Plan identifies the Site as delivering approximately 700 homes on the northern part of the Site and this area will be removed from the Green Belt upon adoption of the emerging Local Plan to facilitate the development. The Site will also deliver a Community Parkland on the southern part of the Site, which will remain in the Green Belt. The proposal will deliver a number of additional benefits discussed in the Proposals section, including a 2 form entry primary school, green space, play space, cycle and pedestrian infrastructure, sustainable drainage features, landscaping, biodiversity enhancements and offsite contributions to infrastructure improvements.

We will also be undertaking an in-person public consultation exhibition at Hayes Green Community Centre, Heath Way, Cannock, WS11 7WA on 11th September 2025 between 4.30pm-8pm where you can discuss the proposals with the development team.
